KANSAS CITY, MO / ACCESS Newswire / January 23, 2026 / Announcing new ownership and revitalization plans for Birchwood Apartments. The property in Southwest Lubbock is a 236-unit garden-style multifamily community located at 6402 Albany Avenue. The property was acquired from the lender-seller, Benefit Street Partners, as a real estate owned (REO) asset after the original borrower defaulted on the loan.

Highlighting the Opportunities in the West Texas Market

Benefit Street Partners provided highly flexible financing terms to Gains and Gears, which was founded by Mo Karney, an expert in the multifamily asset management industry. The favorable financing by Benefit Street Partners is pivotal in allowing the Birchwood Apartments to be repaired and stabilized. The purchase of the Birchwood Apartments shows the buyer's confidence in the West Texas real estate market.

"Birchwood Apartments represents a quintessential value-add opportunity in a market driven by robust demographic tailwinds," said Mo Karney, founder of Gains and Gears and lead for multifamily asset management.

The Birchwood Apartments are located in Southwest Lubbock, across from the South Plains Mall, and close to Texas Tech University and the regional medical corridor.

A Comprehensive Transformation

Gains and Gears, the new ownership group, plans to restore the property to its full operational potential through a $1.5 million capital expenditure program. The completion timeframe is within the next 6 to 12 months.

The plan includes the full reconstruction of the 24-unit Building 8, which was unusable, and the 24 apartments will be returned to service to generate income. All the remaining apartments will also be updated.

There are also plans for the common area to be upgraded with improvements to the swimming pool, a new dog park, and the modernization of the playground and other social spaces. The goal is to attract reliable, long-term residents to build a high-quality tenant base.

"Our first 30 days of ownership have already seen the successful lease-up of a majority of the vacant units, demonstrating the deep demand for high-quality, professional housing in this submarket. We are focused on providing a superior living experience while driving significant value for our stakeholders," says Mo Karney.

Stabilization and Refinancing Outlook

Gains and Gears' long-term objective for the Birchwood Apartments is to stabilize it at a valuation of $20 million. Once this target is achieved, the loan will be refinanced with a traditional, long-term lender. Mo Karney expects to increase the property value by $7 million. This will result in a 2x to 3x return on equity.

The Birchwood Apartments are being used by Mo Karney to demonstrate how large commercial real estate deals can be successfully completed with minimal upfront cash, strategic financing, and hands-on management to generate results like a large commercial investor. It is a "premier case study" for Gains and Gears, which is an exclusive membership community and professional educational platform founded by Mo Karney, that gives its members access to an analysis of complex acquisitions.

Mo Karney uses his expertise to improve properties to show investors in his community how to shift from owning smaller properties to much larger properties, such as apartment complexes or commercial buildings.
